What you'll learn

Inside Dividend Vault, we'll show you how to:

Is this programme for you?

It is — if any of these sound familiar:

What you're about to read could change how you invest — and how much you'll have in your portfolio over the next 3–5 years.

Here's why.

A complete strategy — not another hot tip

The strategy behind a 6-figure portfolio paying 5-figure annual dividends

I want to show you the complete strategy I use — without stock tips or charting software. It works best if you have zero knowledge or experience in the stock market.

And you can replicate it, if you have three things:

The Right Mindset

Stock investing is the progressive accumulation of highly profitable businesses at attractive valuations, over the long term.

Real Skills

Real investors can identify winners that build long-term wealth — and avoid losers that cost both time and money.

A System

Without one, there is simply no way to build and manage a 5, 6 or even 7-figure portfolio in today's uncertain market.

If investing is that simple, why do so many people fail?

Many people want financial abundance — yet fail to build meaningful wealth in the stock market.

Worse, many are still sitting on capital losses of 4, 5, even 6 figures in Ringgit.

Losing money hurts. But the real damage is internal: feeling stupid, losing confidence, bruised pride. So the losses get swept under the carpet — out of sight, out of touch — and many vow never to touch stocks again.

You are not alone in this

Before I figured this out, I believed stock investing was risky — that it took guts and luck to profit.

That belief started in the 1990s, when I was a primary schoolboy. I watched my uncles, aunties and elder cousins glued to stock counters and prices on TV screens and newspapers. When a price rose, some leapt for joy; others sighed in regret.

To me, the stock market looked like a way to get rich quickly without effort.

My dad — who knew nothing about investing — caught the euphoria and bought a couple of stocks.

Then came the Asian Financial Crisis. His stocks dropped more than 50%. The losses left him confused and utterly distraught.

He never touched stocks again. Even until today.

Are stocks really high-risk?

I used to think so. Stocks felt like gambling.

That changed at 18, during my A-Levels at TAR College (now TARUMT), when a classmate handed me Rich Dad Poor Dad. I became a junkie of investment books — Robert Kiyosaki, Mary Buffett, Pat Dorsey, Adam Khoo and more.

From them, I learnt that stock investing means buying great businesses at undervalued prices and holding them for the long term. What my father and relatives had been doing wasn't investing — it was gambling. And gambling is a sure-fire way to lose money fast.

So I learnt to study a company's business model, financials and valuation before buying its shares. Gradually, I came to believe that true stock investing is conservative — and that being risk-averse is exactly how you build a portfolio that is both profitable and sustainable.

My first annual report: Maybank

Eager to invest my pocket money, I downloaded my first annual report — Maybank.

After 30 minutes, I was completely lost. I couldn't tell the difference between Public Bank, CIMB and RHB.

So instead of investing blindly, I signed up for ACCA to learn how to interpret financial reports. As my studies progressed, I practised on real annual reports — starting with simpler businesses like Nestle, Dutch Lady and Panasonic, then moving to complex ones: banks, property developers, construction, oil & gas.

I studied their business models and compiled 10 years of financial and stock price data into my Excel sheets.

What 1,000+ annual reports taught me

After studying annual reports of 1,000+ stocks in Malaysia and Singapore, I discovered a pattern:

Stocks with simple business models that consistently grow sales, profits and operating cash flows tend to deliver both consistent dividends and sustainable capital appreciation.

In investing, simple is profitable.

So my game plan became simple too: find profitable stocks with simple business models, buy when undervalued, hold for the long term.

I started small and grew my portfolio as I sharpened my skills — learning about value traps, recalibrating my strategy. Through it all, dividends rolled into my bank account like clockwork.

Today, I own a 6-figure portfolio paying me 5-figure annual dividends. I collect dividends from almost 100% of my stocks, quarterly or semi-annually — in 8–9 months out of every 12.

Is this really for you?

This membership is most useful to you if you want to:

Real Passive Income

Build a portfolio that puts money into your pocket regularly via dividends — real passive income you can see and enjoy, year after year.

Confidence in Any Market

Significantly reduce your investment mistakes and boost your chances of earning recurring dividends. No more sleepless nights when the market crashes.

Turn Things Around

Understand why your past investments lost money, rectify the mistakes, and reconstruct your portfolio — turning losses into recurring dividend income starting this year.

However, this membership is NOT suitable for you if:

You want quick capital gains — buying a stock at $1 to sell at $2 in the shortest time. Firstly, I don't know how to do that. Secondly, I believe stock investing is about building wealth systematically and sustainably over the long term.

You want trade alerts, buy-sell calls, target prices, stock tips or recommendations. I believe they are not the tools necessary to invest profitably. My reliance is solely on actual information from a stock's annual reports, quarterly reports, press releases and investors' presentations.

You want sophisticated charting, technical analysis or trading tools. I'm a full-fledged dividend investor. I aim to earn recurring dividend income over a long time, not profits from trading.

You want us to invest your money on your behalf. Sorry — we don't offer such services to anyone, or intend to in the future. Our objective is to share the knowledge, experience and approach so you can build your portfolio independently. You should be your own fund manager, taking 100% ownership and responsibility for your investment decisions.

You want us to compensate your losses from any direct or indirect use of our materials. Sorry — if you make a loss investing, you bear 100% of your losses. Why? Because we don't take a single cent from your profits either: you keep 100% of your earnings and incur 100% of your losses. We have no control over your actions or inactions.

The goal

The ideal all-weather, dividend-generating portfolio

If you're cool with my house rules, here's the portfolio I'm building — and that you can replicate. Think of it as an income-generating machine that can:

Why value investing works — especially for beginners

Value investing means making decisions based on facts from credible sources: annual and quarterly reports, press releases, investors' presentations.

You invest only after carefully studying a stock's business model, management team, financial results, future plans and valuation ratios — which naturally focuses you on the top 5% of companies with the strongest business models and financials.

No relying on other people's opinions or hearsay. No guessing where the market or economy is heading.

That's why I can invest confidently: I do my own study and form my own conclusion on any stock before investing. It's a skill set that millions of value investors around the globe use to build profitable portfolios — and move closer to financial freedom.

The mindset shift: think like a business owner

See yourself as a business person — not someone trying their luck at a Genting casino.

Investing in stocks makes you co-owner of real businesses with real assets and customers, generating sales and profits repeatedly over the long term. It's like buying an apartment for incremental rental income — you want to own the asset that churns out profit consistently.

The secret sauce — a real case study

One stock, step by step: exactly how I invest

Let me walk you through an actual stock I personally invested in, so you can see the exact formula I use.

The stock

S$ 18.47 / share
The date
6 April 2020

In the depths of the COVID-19 crash. Let's turn back the clock to before I clicked “Buy”. Here is the 5-step process I went through, using only DBS's annual and quarterly reports.

Understand the income-generating model

DBS is one of the 3 largest banking groups listed in Singapore. It earns two types of income:

Net interest income. Savers deposit money with DBS (savings, current, FD accounts); DBS pays interest on it. DBS then lends out those funds — mortgages, car loans, credit cards, personal and business loans — earning interest income. The difference is net interest income. A bank grows this by growing its loan portfolio.

DBS grew its loan portfolio consistently from S$ 130 billion in 2009 to S$ 358 billion in 2019 — driving net interest income from S$ 4.46 billion to S$ 9.63 billion.

Non-interest income. Mostly fees and commissions: wealth management, card fees, loan-related fees, transaction fees (trade & remittance), investment banking, stock brokerage. This grew from S$ 2.15 billion in 2009 to S$ 4.92 billion in 2019.

Combined, DBS's total income rose from S$ 6.60 billion in 2009 to S$ 14.54 billion in 2019.

Check cost control

Two costs matter for a bank: operating costs and impairment loss.

Operating costs. Employee costs, technology, rent, admin, utilities, marketing. The measure is the cost-to-income ratio — and DBS kept it at 40%–45% throughout 2009–2019. Costs rose in line with income, no faster.

DBS cost-to-income ratio 2009 to 2019
Source: DBS

Impairment loss. I want a bank to grow its loans — but conservatively, lending only to quality borrowers. The measure is the non-performing loan (NPL) ratio: lower is better.

DBS kept its NPL ratio low at 1.5% in 2019 — similar to UOB and OCBC, and much lower than most Malaysian banks (except Public Bank and Hong Leong Bank).

DBS non-performing loan ratio

Confirm long-term profitability + dividends

Rising income + good cost control + low NPL = a recipe for growing earnings and dividends.

DBS grew earnings from S$ 2.03 billion in 2009 to S$ 6.30 billion in 2019 — and raised its dividends per share (DPS) from 56 cents to S$ 1.23 over the same period.

Test balance sheet strength

Remember — this was 6 April 2020, mid-lockdown. Markets worldwide had crashed and nobody knew when the pandemic would end. I needed DBS to be financially resilient enough to survive it. I studied 3 ratios:

1. Total Capital Ratio (TCR) — can the bank absorb losses before becoming insolvent? The Monetary Authority of Singapore (MAS) requires a minimum TCR of 12.5%. DBS stayed well above 12.5% at all times in 2009–2019.

2. Liquidity Coverage Ratio (LCR) — can it meet short-term liquidity needs? Singapore's minimum is 100%. DBS stayed well above 100% in 2015–2019, with ample liquidity to fund future growth too.

3. Loan Allowance Coverage (LAC) — has it set aside enough reserves for loan losses? In 2019, DBS's LAC was 94% — higher than most banks listed in Malaysia and Singapore, except Public Bank and Hong Leong Bank.

Conclusion: DBS was financially resilient, with a strong balance sheet — further backed by “AA-” and “Aa1” credit ratings, among the highest in the world.

Fundamentally rock solid. That's half the battle won. But a good stock is only a good investment if its shares are undervalued or fairly valued. So:

Conduct the valuation

By 6 April 2020, DBS had tumbled 25%–30%, from S$ 25–26 to S$ 18.47. Does a falling price automatically mean undervalued?

Not quite. A price drop alone proves nothing. Only after Steps 1–4 confirmed the fundamentals did I value the stock — by comparing its current P/E ratio and dividend yield against its own 10-year history.

Current valuation (6 April 2020). In 2019, DBS earned S$ 2.46 per share (EPS) and paid S$ 1.23 per share in dividends (DPS). At S$ 18.47:

10-year history (2010–2019). Compiling DBS's closing prices, EPS and DPS for 2010–2019:

DBS 10-year P/E ratio and dividend yield table
Source: DBS
  • P/E ratio ranged 8.9–14.7, averaging 11.2. A current P/E below 11.2 signals undervaluation — and DBS stood at 7.5.
  • Dividend yield ranged 2.8%–5.1%, averaging 3.9%. A current yield above 3.9% signals undervaluation — and DBS offered 6.7%.

On both measures, DBS was undervalued.

The decision — in summary

On 6 April 2020, I invested in DBS at S$ 18.47 per share, despite COVID-19 uncertainty, because it had:

  • Consistent growth in its loan portfolio
  • Consistent growth in net interest income and non-interest income
  • A stable cost-to-income ratio at 40%–45%
  • A low, stable NPL ratio of 1.5%
  • Strong capitalisation: high TCR, LCR and LAC
  • A current P/E of 7.5 — below its 10-year average
  • A current dividend yield of 6.7% a year — above its 10-year average
Summary of the DBS investment decision
Source: DBS

The aftermath: what happened to DBS?

DBS's earnings declined to S$ 4.61 billion in 2020, on high impairment losses from COVID-hit borrowers.

On 29 July 2020, MAS directed all local Singapore banks to cap dividends at 60% of 2019 levels. So for 4 quarters (Q2 2020–Q1 2021), I earned less in dividends.

I applauded the decision. It strengthened the bank's capital position through COVID-19 — and because the cut was MAS-initiated, it said nothing about DBS's underlying ability to earn income and pay dividends. So I held on.

From 2021, DBS's earnings recovered to 2019 levels, then grew continuously through 2022–2025.

What if you knew how to do this?

You've just watched the 5-step process in action: first, identify high-quality dividend-paying stocks; second, value them properly so you buy when they're cheap or undervalued.

Master it, and you will:

So, where do you go from here?

This 5-step process is my blueprint — replicable in any stock market in the world. And now it's yours.

You could start today: download 10 years of annual reports, quarterly reports, presentations and press releases for your preferred stocks. Study them. Compile the financial data. Calculate 10 years of valuation ratios. It's all free and publicly available.

“Ian, wait…”

“I don't have time to study all these reports. Can I skip this and just invest?”

Sure — you can open a brokerage account and start buying shares today. Nobody's stopping you.

But my question is: how will you separate good stocks from bad ones without reading financial reports? How will you know a stock is undervalued or overpriced without calculating its valuation ratios?

If you sincerely want to make money from stocks, you cannot skip this process. Investing is a skill set, and skills take time. I've read annual reports daily for the past decade. If you want to become a doctor, you spend years in medical school first. Same principle.

You can't skip the work if you want to be consistently profitable. Period.

The fast track: get instant access to all my work

That said — years of daily studying is a long time. So what if:

If you're interested, I'm going to give a few of you that opportunity.

FAQ

Your questions answered

How much capital do I need to start?
Less than you might think. A few hundred ringgit is enough to buy your first stock and start collecting your first dividend — the minimum board lot on Bursa Malaysia is just 100 shares. With a few thousand ringgit, you can diversify across several stocks at roughly RM1,000 per stock, which is how we'd suggest building your early portfolio. Start with what you have; the skill of picking the right stock matters far more than the size of your first purchase.
How many hours a week does this take?
About 1–2 hours a week during your first few months — take your time working through the modules. Once the foundation is built, everything gets faster: the templates and case studies do the heavy lifting, so reviewing a stock takes minutes, not hours. You'll also get a monthly case-study webinar with all members — attend live, or watch the recording whenever it suits you.
Does it cover Bursa Malaysia only, or SGX and other markets?
The 50+ stocks in Dividend Vault are mostly listed in Malaysia and Singapore — and that's deliberate. Dividends from both markets reach you in full: there's no withholding tax for local retail investors, unlike the tax typically deducted from US, Australian and European dividends. In Malaysia, only annual dividend income above RM100,000 is taxed — below that, every sen is yours. The 5-step method itself works in any stock market in the world, so members have gone on to apply it to markets like Hong Kong too.
Do I need accounting knowledge?
No. We teach you from the ground up — the 10 modules assume zero background and cover everything, including how to read and interpret financial statements in plain language (that's Module 5). If you can read a bank statement, you can learn this.
Which broker should I use?
Any broker licensed to operate in your jurisdiction — the programme is broker-agnostic. For what it's worth: Ian uses Maybank, and KCLau uses Public Bank and Rakuten Trade for Malaysian stocks, plus Phillip Capital and Interactive Brokers for Singapore stocks. Pick one that's licensed and convenient for you; the strategy works the same everywhere.
Are the 10 modules available to existing members of KCLau.com's Premium Webinar Membership (PWM)?
No. These are exclusive trainings prepared by Ian Tai for Dividend Vault members only.
Do I still need Dividend Vault if I'm already a paid PWM member?
The significant value of DV is the constant updates to the 50+ top dividend-paying, high-quality stocks and their case studies. Ian updates them whenever companies announce new financial results — tracking the excellent companies that deliver consistent growth in revenues and profits, so you can build a portfolio that enjoys good dividend yields for years to come.
Can I make payment through bank transfer?
Yes. Email support@kclau.com and we'll send you the bank details and instructions.
Is the payment on auto-renewal?
If you pay by credit or debit card, you'll be on autopay on the same day next year. If you pay by bank transfer, there's no auto-renewal — you'll remit payment at the next renewal.
When can I cancel?
Anytime. Within the first 30 days, you get a full refund. After that, you can still cancel anytime, and you keep access to the members' area until your next renewal date.
How do I cancel?
Just email support@kclau.com — no calls, no WhatsApp needed. We'll reply with confirmation. (If you don't hear back within 24 hours, contact us at kclau.com/support.) Alternatively, cancel from the billing page inside the members' area:
